The process

Five straightforward steps.

  1. 1

    Reach Out

Submit the short property form or call Vorce Properties. Share the property address and a little information about the property and what you're hoping to accomplish.

  2. 2

    Quick Conversation

We'll ask about the property's condition, timing and anything else that may be helpful. There is no commitment to sell simply because you contact us.

  3. 3

    Property Review

Vorce Properties evaluates each property individually. Depending on the property, we may ask additional questions or arrange a convenient time to see it in person.

  4. 4

    Review an Offer

If the property fits our purchase criteria, Vorce Properties may make a written purchase offer for you to review. You are under no obligation to accept it.

  5. 5

    Flexible Closing Timeline

If you accept an offer, we'll work with you to establish a closing timeline appropriate for the transaction and proceed through the closing process.

What happens after you contact us?

Vorce Properties reviews the information you provide and may contact you to learn more about the property.

Submitting the form does not obligate you to sell, and it does not obligate Vorce Properties to purchase the property.

  • Current condition
  • Needed repairs
  • Occupancy
  • Desired selling timeframe
  • Property-specific circumstances relevant to the potential transaction

How we evaluate a property

Every property is evaluated individually. Factors we may consider include, but aren't limited to:

  • Location
  • Current property condition
  • Necessary repairs or renovations
  • Comparable property values
  • Estimated renovation costs
  • Holding expenses
  • Transaction costs
  • Potential resale value
  • Property-specific investment risks

These factors are why a direct investor purchase offer may differ from the potential retail value of a property listed traditionally.

Direct sale vs. traditional listing

Neither option is automatically right for every homeowner. The best choice depends on your property, priorities and timing.

Traditional listing

A traditional listing may potentially achieve a higher selling price, particularly for a well-maintained property in strong market conditions. Many homeowners are well served by working with a real estate agent.

Direct sale to Vorce Properties

May appeal to homeowners who place more value on:

  • Selling the property as-is
  • Avoiding major repairs before sale
  • Avoiding extensive cleaning or staging
  • Avoiding repeated traditional showings
  • Direct communication with the buyer
  • A simpler process
  • Discussing a flexible transaction timeline

Do I need to repair or clean the property?

No. You don't need to complete major repairs, renovations, extensive cleaning or staging before requesting an evaluation. Property condition will still be considered when evaluating a potential purchase.

What if Vorce Properties is interested?

We may request additional information, arrange to see the property if needed, and potentially make a purchase offer. Not every inquiry will result in an offer.

What if I don't want the offer?

There's no obligation to accept. You remain free to consider other selling options, including a traditional listing, at your own pace.

Common questions

Process FAQs

Does submitting the form obligate me to sell?
No. Submitting the form simply starts a conversation. It does not obligate you to sell, and it does not obligate Vorce Properties to purchase the property.
Will every property receive an offer?
No. Each property is evaluated individually, and not every property will fit our purchase criteria. If it isn't a fit, we'll let you know.
Do I need to repair the property first?
No. You don't need to complete repairs, cleaning or staging before requesting an evaluation. Condition is considered as part of the review.
Will you need to see the property in person?
Sometimes. Depending on the property, we may arrange a convenient time to see it before making an offer.
How quickly can the process move?
It depends on the property and the transaction. If an offer is accepted, we'll work with you on a closing timeline appropriate for both parties.
